Planning Upheld on €58m Commercial Development in Dublin 2
Fantastic to hear that a project which #team3DDB worked on earlier this year has had planning upheld by an An Bord Pleanala. Permission has been granted to Meyer Bergman for the re-development of a prominent commercial development in one of Dublin’s famous city centre locations. 3D Design Bureau was responsible for producing a series of CGI’s and Verified View Montages for this scheme which were used in securing the planning application.

Project Details: The proposed development comprises the demolition of all existing structures on site, together with site clearance works and the construction of a new mixed used building of part4-, part5- and part 6- storey height (incorporating setback levels) with a total Gross Floor Area (GFA) of 22,837 sq.m of which 16,505 sq.m of floor space are provided above ground floor level, over a double basement (6,332 sq.m). Open air rooftop plant is provided at roof level (32m OD) that is obscured by screens measuring approximately 2m in height to a finished level of 34.05m OD (or 27.65 to 27.85m above the varying adjacent ground level). A total of 7,728 sq.m (GFA) of retail space arranged over three floors at lower ground level, ground level and first floor level.
A total of 11,388 sq.m (GFA) of office floor space is proposed that is arranged over four floors at second floor level and above.
The main office entrance and lobby is provided at the southern end of the site onto Dawson Street. A secondary access to the office accommodation serving the upper levels of the building is proposed at the western end of the site fronting Nassau Street.
The existing vehicular access onto Dawson Street will be closed and the existing access off Duke Lane will be retained.
The scheme will also include:
- 2 car lifts/goods lift to serve retail units at lower ground level.
- basement level which contain 50 car parking spaces.
- 172 no. bicycle parking spaces.
- ancillary staff changing facilities and ancillary plantrooms.
A number of roof terraces are proposed at 2nd, 4th and 5th floor level to the northern, eastern, western and southern elevations of the proposed building.
The proposed building incorporates sustainable urban drainage measures, including the provision of green roofs, attenuation tank and rainwater harvesting system together with all associated site development works.
Architect – Henry J Lyons Architects – is an Irish architectural practice based in Dublin City Centre. They have a team of over 160 architects, designers and support staff who work on building projects throughout Ireland, the UK and the EMEA Region.
Project Manager – Lafferty – are a combined project management and architectural consultancy firm which was established in 1997. They continue to grow in strength providing Project Management/Architectural Services to the property sector in Ireland and beyond.
Planning Consultants – Declan Brassil & Co. is one of Ireland’s leading planning consultancy practices. The Practice has 18 years of extensive knowledge and experience of the Irish Planning System, providing expert planning services to public bodies and private sector clients.
Landscape Consultant – Mitchell & Associates- Mitchell + Associates is a multidisciplinary design practice incorporating Landscape Architecture, Urban Design, Arboriculture and Environmental Impact Assessment. The practice was founded in 1988 and over the last 25 years has established itself as a leading design practice.
CGI Consultants – 3D Design Bureau are specialists in Architectural Visualisation, BIM and VR – Delivering Quality Design Planning and Marketing Solutions. For this project, the team created a series of CGI’s and VVM’s, all of which are being used in the planning process.
