Planning Upheld on €11.2m Apartment Scheme in D14
Delighted to hear Crekav Landbank Investments have been granted planning permission for their Greenacres site in Dublin 14. #Team3DDB worked closely with our client Marlet to produce multiple verified view montages and CGI’s which were used in the planning pack. On the 11th September 2017, An Bord Pleanála upheld Dun-Laoghaire Rathdown County Council’s decision to grant planning after an appeals process. Fantastic news for the residential market in the country as we continue to experience a shortage of residential units. Marlet are on a role these days with DCC recently granting them permission to build a total of 283 apartments in a series of blocks at Carriglea, Muirfield, near Bluebell in the capital’s southwestern suburbs.

- The demolition of the former Green Acres Convent (425 sqm).
- Construction of 120 no apartments in 2 blocks ranging in height from 2 to 5 storeys. The development will comprise: Block A – 2 to 5 storey building with penthouse communal room at roof level, with a total floor area of approximately 8,026 sqm, over abasement parking, comprising 74 no. apartments with 18 no. 1 bedroom apartments, 33 no. 2 bedroom apartments and 23 no 3 bedroom apartment, including balconies on all elevations; Block B – 2 to 5 storey building of approx. 4,877 sqm, part over basement parking, comprising 46 no. apartments with 5 no. 1 bedroom apartments, 32 no. 2 bedroom apartments and 9 no. 3 bedroom apartments, including balconies on all elevations. Car parking is provided on site with basement parking for 120 no. car parking spaces, surface parking set down area/parking bay and 124 bicycle spaces, in addition to 20 no. bicycle spaces at ground level.
- Vehicular access is provided via a relocated new entrance off Kilmacud Road Upper, immediately north-west of the existing and involving the removal of the existing piers and gates.
- Site development and landscape works, including a sub-station and switch room (33.9 sqm), provision of bin stores at basement level, boundary treatment, hard and soft landscaping, provision of green roofs and provision of foul, surface water and water services on site with connections to existing.
