Planning Granted for €18.5m Hotel Scheme on Chancery Street
Planning has just been granted for a 249 room hotel development at River House on Chancery Street, Dublin 7. For those of you old enough to remember, you’ll know that this is the site where the old motor tax office used to be located. This area of the city in particular is currently going through somewhat of a gentrification process most notably in Smithfield just a stone’s throw away. The main aim for the rejuvenation of Smithfield is the creation of a bustling cultural quarter which will make the district a more attractive proposition for visitors and natives alike. So it’s no surprise to see this application being lodged despite a previously approved office development attached to the site.
Right on the Luas line, just set back from the Liffey, the proposed hotel will be less than a 10min walk to the likes of Temple Bar. With it’s location and transport links this hotel seems like a no brainer providing it receives planning. Planning was lodged last week and it already appears to be receiving a positive response from locals who would dearly love to see the current eye sore of the derelict building transformed.

Project details: Planning permission for a development at River House, 21-25 Chancery Street, Dublin 7. The surface area of the site is: 0.132 ha. This site is bound by the St. Michan’s House housing development to the north, Chancery St. to the south, Greek St. to the west and St. Michan’s Place to the east. The development will consist of the demolition of the existing vacant 6 storey building and the construction of a new 8 storey (including a mezzanine level between the double height ground floor and first floor and a setback seventh floor) 249 bedroom hotel development over single level basement.
The proposal will accommodate an independent cafe/restaurant unit at ground floor and mezzanine level with a gross floor area of circa 169 sq. metres. The remainder of ground floor will accommodate hotel lobby, reception, breakfast area and ancillary service accommodation. Guest accommodation will be provided on remainder of floors. The basement will accommodate plant, fitness room, meeting and function rooms and ancillary accommodation. The total gross floor area of the building is circa 8,857 sq. metres (including basement).
