High Demand For Grade A Office Space in CityWest
With rents increasing at an extremely fast pace in and around the major cities throughout the country, it’s no surprise that existing office parks on the outskirts of the likes of Dublin are being targeted for development. CityWest is one such business park and is in line for a significant expansion.
New research recently provided by Savills has found that 30,000 employees could be accommodated in office space currently under construction in the Dublin area.
Currently, there are 35 new office buildings, comprising of almost 3.5 million sq ft on-site, with the majority situated in the Central Business Districts of D1, 2 and 4. Approximately one third of this space is already guaranteed to an occupier with the rest anticipated to be quickly snapped up before completion. Another hot-spot of development activity is in the Strategic Development Zone at Dublin’s north and south docks. The SDZ is an area of land that is proposed to contain developments of economic or social importance to the State and is already adding value to the state within this capacity.
Despite this increase in office construction, the supply shortage is still likely to continue for a few more years due to the time lag between construction and completion.
In the meantime though, a significant amount of refurbishment projects are also in the pipeline and planned throughout the county and its suburbs. This increased level of refurbishment in prime and non-prime space in core locations will serve to help the market deal with shorter-term supply issues and hopefully keep the rent at a reasonably stable level.
Recently, we had the privilege of working on a 3D visualisation project for the expansion of CityWest business park. The business park came into existence in the 1990’s and has provided premium services to high profile clients ever since. The calibre of these tenants proves its success with some of the top global players in Pharmaceuticals, IT/Software, Telecoms, Electronics, Media and Food industry having set up shop there – SAP, Unilever, Adobe, Sony and Eircom are just a few of the tenants located there. The work carried out on this project by our architectural visualisation department was for a second bite of the cherry at planning with a slightly modified scheme. The 3D imagery produced is providing key assistance to the planning application but with an eye on the sales and marketing of the scheme.

A total of 3 office blocks and a two storey car park are part of the application designed by project architects BKD. When built it will almost double the campus size and add valuable car parking space to the park. The project involved the detailed 3D modelling and 3D visualisation of all 3 blocks and the car park and production of multiple CGIs along with a shadow study for the proposed two storey car park. The shadow study was required to demonstrate that the proposed car park will have no impact in terms of overshadowing on the neighbouring site to the east which has planning for a residential scheme. The scheme went through some minor amendments following an initial planning submission. However with limited changes it is looking very positive for a desirable decision.
