Europa Motors Site in Blackrock Set For Much Needed Transformation
Blackrock in South County Dublin is steadily going through a construction transformation. Not only are plans well afoot for the re-development of Frascati shopping centre and Enterprise house opposite, but now we are also seeing the residential sector being tackled with a proposed new scheme just after going in for planning in Dun Laoghaire-Rathdown county council. The proposed development will replace the well-known Europa garage which has been sitting derelict for a good number of years. The site was purchased back in 2015 by well known property developers New Generation Homes but has since been retained by the new entity, Marlet Ltd.
The proposed scheme is a well thought out design that is sympathetic to its surrounding environment and which will bring life back to the vacant motor site. Team3DDB were tasked with the creation of high end CGIs, verified view montages and a shadow analysis which are being used as part of the planning pack.

Permission for the demolition of the garage buildings on site (c.2103 sqm) and the construction of a residential development (GFA c.7925.4 sqm incl. basement) of 2-4 storeys in height over 3 blocks. The residential scheme will provide for
- 51 no. residential units;
- 42 no. apartment units and
- 9 no. houses.
The apartment will consist of 11 no. 1-bed units (c.46-69 sqm) and 31 no. 2-bed units (c.77-100 sqm) all with associated private balconies/terraces to the north/south/east/west elevations. The 9 no. houses will be c.109123 sqm with associated private terraces/rear garden areas to the south/west.
The development proposal shall also provide for c.1925 sqm of communal open space including play area; basement ramp adjacent to vehicular access off Newtown Avenue to north; new pedestrian accesses off Newtown Avenue to north/east; 4 no. visitor car parking spaces and 22 no. bicycle parking spaces at grade.

Architects: Conroy Crowe Kelly – Conroy Crowe Kelly was established in 1986 and is a Dublin based practice with considerable experience in health, residential, large scale mixed use development and urban based projects. The work of Conroy Crowe Kelly has featured in several RIAI Housing Exhibitions as well as in the ‘The New Housing’ book published by the RIAI in 2000.
CGI consultants: 3D Design Bureau are specialists in Architectural Visualisation, BIM and VR – Delivering Quality Design Planning and Marketing Solutions. For this project, the team created a series of presentation CGI’s, VVM’s and a shadow study, all of which are being used in the planning process.
