€11M Housing Development Breaks Ground in Celbridge
We’re taking it a little outside Dublin this week to the neighbouring County of Kildare where work has just commenced on-site for a new 79 unit residential scheme in Celbridge, along the R405. In recent years, Co. Kildare has become a target destination for Dublin’s commuters in search of more affordable family accommodation, which has made the area more like a suburb of Dublin rather than a separate county. It provides a viable and cost-effective option for people who need to work in Dublin but can’t afford Dublin prices. At only 21km from the city centre and serviced by frequent trains and buses, Celbridge is definitely a contender for those who are willing to commute or for those who prefer life in the suburbs. Project Details: The development will comprise two and three storey housing, on a 3.13 hectares site fronting Thornhill Road and Maynooth Road (R405) and the construction of the following: 79 houses, comprising 10 No. two-bed terraced houses, 38 No. three-bed semi-detached and terraced houses, 26 No. four-bed semi-detached houses, 3 No. four-bed detached houses and 2 No. five-bed detached houses; the formation of 6,833sqm of landscaped open space areas; 177 No. car parking spaces (158 No. dedicated spaces and 19 No. visitor car spaces of which 2 No. designated for disabled users).
The site will also include:
- primary vehicular and pedestrian access to be provided from a new access and junction off the Thornhill Road, associated residential estate roads.
- 4 No. additional pedestrian/cycle accesses to be provided from the Maynooth Road, Beatty Grove, Thornhill Park and the adjacent Aldi Store.
- hard and soft landscaping, boundary treatments, footpaths and ancillary works above and below ground.
Architect: McGrane & Partners – was founded in 1938 and are based in Dublin, Ireland. They specialise in all areas of the architectural field from feasibility studies to on-site construction.
Planners: The Planning Partnership was co-founded by Mark Brindley in 2011. They are professional Town Planning Consultants specialising in Retail Planning, Environmental Planning, Regional/Master Planning. Their office is based in Mullingar, Co. Westmeath.
Civil Engineers: DBFL Consulting Engineers – DBFL Consulting Engineers is one of Ireland’s leading civil, structural and transportation engineering consultancies. For 30 years, DBFL has been successfully making designs a reality across commercial, institutional, educational, industrial, infrastructure, transportation and marine sectors.
Building Contractor: Andrews Construction Limited – They were founded 40 years ago and dominantly active in the Leinster region. Andrew Construction operates an integrated Quality Management System, certified to the highest QA Standards.
CGI Consultants: 3D Design Bureau are specialists in Architectural Visualisation, BIM and VR – We Deliver Superior Design, Planning & Marketing 3D Solutions. For this project, the team created a series of CGI’s and VVM’s, all of which were used to successfully achieve planning.
